    I'd have steadfast at the £175k offer. That would be a barrier for most offers. You should have walked away and let them ponder it for a few weeks, I'm sure they would have come back to you. What realistically are the chances of them selling to anyone else at what you offered with all the constant bad news day after day?

    It is HMRC that the buyer needs to convince.
    It's the seller first off, else there won't be a deal.

    HMRC comes next though, else the buyer may still end up paying stamp duty :)

    There are some sellers who would prefer not to sell than sell at a price less than thay want ... and there's not a lot anyone else can do about it but continully dream about the home that may have been, wondering what if, just for the sake of a few extra quid.

    Not particularly, at least not in relation to the subject matter of this thread.

    Minimising tax liability or even tax avoidance has nothing to do with fraud.
    It's all to do with saving money...which, ...er, ...if I'm not mistaken is the whole purpose of MSE.

    I agree with you, but on a flat in a falling market? I'm sure there'll be much better deals to be had on other equally desirable flats further down the line.

    Thank you everyone - have to say, it's not my intention to act fraudulently, I was simply looking for a way to reduce what we will owe!

    The house price was dropped to £179,950 - our original offer was £175 and a bit cheeky really - we've got a good price for the property - especially as next door sold in December 08 for £189k and it's identical.

    I think even with all fixtures and fittings, they will only add up to about £1k value, so I think we'll have to look to save money elsewhere!

    And incidentally, this is a Zone 3 London flat, 2 double bedrooms and quite 'desirable'.
  • You can only pay a reasonable second hand value for the carpets etc so this might with some optimism be £1,000. Offer them the £175K + £1,000 for chattels.

    As has been said, the LTV ratio on the mortgage would be worked out on the £175K.
