Check your Terms and Conditions and the small print of your quote and see if these fees were quoted initally and check they match with your bill.

I paid about £600 in July 2007 for my house purchase. Yours does seem slightly on the expensive side!0

We budget £1k for each property for the solicitors but with repos you do have to act quickly and can pay more to get things done faster.
I guess if you got a bargain a little bit extra to beat someone else to the property is OK. But thats just my opinion.
I would ring solicitors and ask them to justify breakdown0 -
we have just instructed solicitors for our purchase only conveyancing and all of them seem to have hiked up their charges since we last bought 3 years ago, I got loads of quotes but £850 - £950 seemed to be the best we could get, there were some £1300/£1400 quotes in there too! (They all seemed to be cagey about the searches/HIPs pack and most quoted to re-do them so the final price may be lower if the HIPs searches are useable!0

Most of that bill isn't solicitor's fees, but the cost of nomral things they they've done on your behalf. A lot of those things you'd have had to pay out even if you'd done your own conveyance work.
Some of the things listed they couldn't have known/guessed would be needed at the time when they gave you a price. There's not one meaningful set list of things that will absolutely be needed every time. I guess they assume you will be aware of all the costs of buying and so they just quote their fees when asked.0 -
The costs vary depending on if you are buying a freehold or a leasehold property. Leasehold legal work usually cost more as there is more work to be done (ensuring that the seller provides ground rent receipts, maintenence company receipts, etc).
I requested competitive quotations and went with a small local solicitor who quoted about £1,300 including the third part search and registration costs. It is very important that the solicitor is fully qualified to understand the documentation and needs to be 'on your side'.
Often buyers go with either the estate agent or bank's recommeded conveyencer who often include so much profit that they costs the same as a local company would charge to do the job properly.
Conveyencers are usually only qualified to perform the basic legal process rather than to understand the legal documents. On the plus side they can be quite quick at getting bits of paper moved around which can reduce delays. However they often lack local knowledge (working a bit like a helpdesk) and it must be difficult for an estate agency to independantly advise a buyer of potentially deal-breaking legal issues without feeling a conflict of interest.
On my current property I was quite impressed by the amount of legal work and sumarisation reporting that my solicitors did for the amount of money they charged. There were several important but resolvable issues in my purchase and I visited their office many times. In the end I looked at the massive pile of paperwork and felt that I got good value for money.
p.s. the chancel repair liability is often included for completeness. Your legal advisors may be getting a cashback for selling it or they may only be including it to avoid risk as the legal situation is unclear. The value of the premium will vary depending on the amount of maximum insurance cover you buy. But I am sure there are lots of other unlikely risks that we do not normally insure against...0 -

i havent read paperwork as im away from home but why are they charging chaps transfer fees and bacs?!? strange
The solicitor's fee is only £660.
Those other costs are not charged by the solicitor - they're charged by third parties, with your solicitor passing the bill on to you. The BACS/CHAPS fee is charged by the bank.
It's like having your car serviced ...... solicitors fees = labour and other fees = parts.
The other fees are usually described as disbursements on the bill.Warning ..... I'm a peri-menopausal axe-wielding maniac0
