We did build a 2 storey large extension. To be honest the kitchen was a joke and one of the bathrooms was a potential fire hazard. We knew as it was a long term house for us that we would have to do this work. Certainly over the last ten years the extension has made a real difference. Lots of space for everyone to spread out, large bedrooms for the boys. I dont regret for a minute what we spent.

no, neither would I: fully plan to make a home 'mine' anyway. :) Your extention is real added value for any buyer :)

You did nothing. Your house went up in price simply because another transaction between a seller and a buyer went ahead at a higher price. Your house got marked upwards with that. As did all other similar property in the area.

And that happened time and time again over the last 10 years. Each time a new sale at a higher price, it pushed up the value of your house - but you didn't need to do ANYTHING AT ALL !!!!!!!!

so it wasn't just BTL then - it was those dirty home owners too :)

Thanks Chucky. How on earth does Dopester know that we didnt do anything. We did - we renovated the house and built an extension admittely for our own use and to live in a larger property - how dare we.....

So you've spent 600K on a house now worth 750K ish? Wow, that's been a lousy investment. Either you overpaid way too much, or your area of the country is unique and prices there have barely risen in 10 years! Adding in inflation, surely you must be the only person in the country whose house is now worth less than 10 years ago.

And in such a nice area, too......

No wonder you have a big, big problem with the idea of house prices falling.

Get that big chip off your shoulder about being entitled to buy a large house in the area of your choice despite the fact you dont earn enough. This isnt about me having a good/bad investment - it is about you and your personal objective to get that house you feel you deserve. Please do not make silly comments

You've hit the nail on the head, the majority here expect to pick up £400k+ houses for less than £200k.

Do you think there is enough info in this thread to make that assumption, similarly the assumption of 50% drops cries across this board.

    Where did £750k come from?

To wrap this up. If we dont think it is worth moving we wont. It is really nothing to do with insisting on a high selling price. We cannot force people to buy our house. We plan to keep our mortgage as it is and release some cash but we dont need to immediately if at all. The recession wont last forever. My job is as safe as it can be. My husband is OK too. It could make sense in this tricky market to keep our current house and enjoy it. I wonder if we were just looking too far ahead and trying to get even more cash behind us and the panic has now stopped. Sorry Carolt your bargain has just disappeared.
