Advice needed on erecting a garage please!

    You dont need planning to erect a sectional garage, provided it is not enormous.
    It's considered removable and not a permanant structure..I believe.

    Regarding planing permission see http://www.odpm.gov.uk/index.asp?id=1144640#P68_12862.
    In my understanding planing permission is not needed now ... even though the garage is treated as extension if its volume is more than 10m3 and it is within 5 meters of the house.

    To be honest I would bite the bullet and have a proper brick garage built. I know it would cost a lot more but it would more than pay for it's cost in adding value to your home. When I was looking to buy a house I found that the concrete or wooden ones always looked temporary and did nothing to the appeal of the house wheras a good brick garage ticked another box.

    Thanks guys, I don't need planning permission for it although I do have to submit any plans to the HA for their approval, but I have been told there wouldn't be a problem to build a garage and the previous tenants have already laid the base for it anyway. The next door neighbour's driveway runs alongside mine and they have a garage adjacent to where I would site mine so there's no problem there with blocking off any views or anything.

    Thanks robowen, I'll have another look at the concrete ones as I remember now having a wooden garage at a previous property (think it had been there about 10 years) and it was starting to rot around the base. When I think of concrete garages it conjures up an image of those horrible old pebble-dashed ones :rotfl:

    I had my sectional garage delivered yesterday,and it will be erected on Monday morning.

    I bought it from http://www.comptonbuildings.co.uk/

    I wrote to the planning department,just in case in needed permission,i didn't,but they did say,because as it is closer than 5 meters to the house,it is classed as an extension.

    The concrete base which is 14'8"x11'0" cost me £750 to have done by a contractor of Compton,but it is about 2ft thick at one end due to the garden being unlevel,so a lot of concrete went into it.

    The rest of the garage cost me £4300.

    I could have bought one a lot cheaper from the same company,but i wanted the optional extras,so i went for the top of the range one called the Banbury.http://www.comptonbuildings.co.uk/banbury.html#

    I could email you a picture of the finished garage on Tuesday if you want.

    If the spar finish looks a bit cheap and nasty when it has been erected,it can be painted,although,you can get all brick finish or rockstone.

    I did think about getting one built from block,but i would loose a lot of space due to the thickness of the walls,plus i am inches from the boundary fence,so rendering and painting the exterior walls would be nigh on impossible.

  • In the present economic climate it isn’t necessary to spend ‘Compton Buildings money’ to obtain a decent and fully loaded concrete sectional garage. I suggest that you take a look at http://www.4concretegarages.com/garages_readabouttherange.asp
  • Dont rule out timber garages, they are a cheaper alternative and if looked after can last many years.
    The cheapest company I have found taking into consideration the quality of the materials and specifications is regencytimberbuildings.co.uk
