Isn't a good tenant a precious commodity at the present moment? With rents falling and all? Have you asked the ll/letting agency how they would fancy searching around for another tenant at the moment?0

I don't want to go near the fitting as it seems dangerous (but yes I know it's safe if I cut power at the breaker box).
I have not contacted them in writing yet, only email.
I am drafting a polite yet firm letter giving them 28 days to resolve the problem or I will take further action against them.
