    Many sellers do not want to accept that their property has dropped 15-25% in the last twelve months

    Do you think its all going to stop now?? why are you being so funny over this?? by the end of the year they could be down more than 25%

    This isn't because I am some kind of financial genius or foaming-at-the-mouth HPC-er, it's just the way things worked out for me.

    What do you mean being funny, they are quoting figures that are incorrect and you are defending it, that is what I call funny.

    I was referring to the area I live and sales I have dealt with in the last 12 months. Most of those sales have been repossessions, about the only properties that have been selling, so you won't see them on the LR database. Last October a three bed semi sold for £149,000, this July a similar one sold for £140,000 and in October one went for £106,000.

    I had been 'selling' thehouse prior to 10th September 2007, though for reasons I won't go into, not much happened till 2008.

    i've seen a couple of places where if you knock 30% off the price i'll buy it
    things arent the way they were before, you wouldnt even recognise me anymore- not that you knew me back then ;)
