Halifax Index is now down over 18% from peak, with another month's figures due tomorrow...

Not sure where you get the minimum of 15% from.
I was referring to the area I live and sales I have dealt with in the last 12 months. Most of those sales have been repossessions, about the only properties that have been selling, so you won't see them on the LR database. Last October a three bed semi sold for £149,000, this July a similar one sold for £140,000 and in October one went for £106,000.0 -
From 1st October all properties have needed an EPC. It costs about £60 as a stand-alone.
I thought it would be rubbish, but my guy was very thorough. It also came out much better than I expected. Made no difference though, as I had an acceptable offer the following week from someone who'd not seen it.
I've had a couple of EPCs done. I was very impressed. My only query was why they weren't needed originally for the HIP?No reliance should be placed on the above! Absolutely none, do you hear?0 -
