The agent does the valuation, but the vendor will ultimately set the asking price. If they think it is worth another £30k they will usually try and find an agent willing to market at the higher price.

They often have January sales of hard-to-shift property. I sold mine in one in 2007 (smug, moi?).
Presumably you also bought another property to move into at the market peak / paid CGT if this was not your main residence?Value-for-money-for-me-puhleeze!
