£28 an hour for a joiner in glasgow!!

The property management company is just a middleman. You use this company to avoid the hastle of finding a joiner and let them get on with it. That's the whole point of a property management company. They aren't going to do this for nothing and £28 is a fair price. Their markup on their actual joinery company is how they make their money. They may employ a joiner direct in which case they will have a larger overhead.
It won't be difficult to find a cheaper hourly rate joiner who is a 1 man band/jobbing builder but then you will have to manage him. I'd want to know what a leak detection team is because it sounds like 3 guys are going to attend in total which is a bit OTT.0 -

I don't think £15 is nothing. If I were working for a company I would expect to be paid £13.67 per hour ( SJIB rate from Jan 2009).

I don't think £28/hr is over the mark. And don't go quoting the 'downturn' at me, 'cos anyone worth their salt is still getting plenty of work. I get a tad ticked off when anyone starts comparing my hourly rate to theirs. I don't get holiday pay, I don't get sick pay, I take calls/do work all sorts of weird hours & don't charge a shift premium, no pension plan, no in-service benefits........need I go on. There are of course perks like working the hours, days, jobs that I want to:j .
I'm in central scotland & have (and continue to charge) around £20/hr for the work I do. This huge sum doesn't go straight into my pocket, although many would think it did:mad: ! I have business expenses, costs of running my van, cost of tools (regularly spend £50/week), fuel & insurances just to name a few. I worked Xmas eve, 29th & 30th and will be back at it on Saturday 3rd. But thats enough ranting:rolleyes: .
One thing I will concede is that Property Management companies regularly mark-up my costs to the landlords. I know its around 15% with the guys I work for. So I'd knock 15% off your management's quote & start from around the £20-25 mark. Don't think you'll get a good tradesman for much less.
However to answer your main question I'm not aware of any official figures on hourly rates, but it would be really interesting if someone has something;) .

Hello everyone
I'm afraid I am with Jockster and bald electrician on this one. People seem to think that self employed tradespersons are asking a fortune when they charge a fair hourly rate for a qualified tradesperson to come along and carry out a job. Sure there are some who take the michael and charge over the top but these are few and far between.
As has been said before on here if you are going through the property management company they are not going to be doing this for nothing, they will also be taking their cut.

1) We already pay the property management company an annual fee.In the last 5 years they have had to do virtually nothing.If they are taking a cut fro £28 an hour, then this is a stealth fee.We certainly didn't get a reduction for all the years that their effort was miniimal.
2) Someone mentioned that I could try and get the price down.I'm well aware that even if we did manage this, then they could easily just bump up the hours.
The joiner will apparently be creating hatches for the leak detection team to investigate the water leak.

The Scottish Government have legislation in place now where you can form your own residents comittee or appoint a managment company. You do not have to take who you get
If you have a retired poeron who is capable of organising things they may be able to do it.
In reality it may be better to shop around for an alternative company, who may offer a lower price.baldly going on...0
