House needing a lot of work

Quick details - on market for £109,995. Other properties on street advertising at £130k, some on market for over 4 months now. EA lets us know that £95k is probably reasonable for this house and they have had an 'offer' on £92k, and another a lot lower.

House needs work all over, carpets, walls, bathroom and kitchen. Good size garden though, plus off road parking possible.
Where do we go? Can pull together £10k deposit plus have £5k available for fees, moving, immediate expenditure. Bank may loan us around £80k, depending on who they are. However we won't have much left over to improve the house.....should we barter or scarper?

is it really only new on today? You can make a low offer but they'll hold out for something higher til Feb. Unless they're desperate to sell0

Ex LA's normally have decent size gardens and rooms, but weigh up the cost of what needs doing. Get a homebuyers or full building survey done if you're serious about it. I've no idea, only found out about it on Sunday myself. Hopefully something better will come along but it is also a quesiton of will the price come as low as this one?0 -

The rooms are an ok size, and garden is perfect for us. Area is average, not amazing but not exactly desperate either, middle of the road, easy parking, mixed age community.0 -
Get a structural survey done if your really serious about. Would also be worth costing up how much all the work will cost and make sure you overestimate!!Squish0

It's number 28, vacant but don't think it's been sold recently enough to find another relevant price for it. Again, this is what is in our price range, vile or not.0 -
People have to go for what they can afford. If they need to move, then this may be the property they get. If they don't need to move yet, I would say wait a few months.My suggestion and/or advice is my own and it is up to you if you follow it, please check the advice given before acting on it.0
