Neighbours and building over our boundary

If it is just a bit of decking, can't the neighbors just reshape it or cut the bit off that is on the land that will be yours? All this dealing with solicitors and buying and selling of small pieces of land seems an almighty faff when about 20secs with a chainsaw will resolve the problem (although it would probably start the mother of all neighbor disputes!)
Well this might be fun but as the property isn't the OP's yet, the land dispute is currently on the list of things that are, strictly speaking, not her problem. The current owner needs to resolve this fully prior to selling to the OP, one way or another, or the OP needs to walk away from the sale despite the fact they don't want to hear that.
My belief is that when things like this happen they are often the tip of an iceberg. Either the neighbour who built where they shouldn't is a bully, or at best a total idiot with no regard for the consequences of their actions (and therefore not someone you want to live next to) or there is rather more to this dispute than meets the eye and the seller isn't making a full disclosure, again making the purchase problematic.If you don't stand for something, you'll fall for anything0 -
I can't see how the subject of encroaching on the neighbours land wasn't brought up by the Joiner/Landscaper who built the decking area for them.
They've known all along what they've done and they are just out to try and get something for nothing.I am a Mortgage Consultant and don't like to be told what I can and can't put in a signature so long as it's legal and truthful.0
