You are entitled to see valid receipts for expenditure claimed, and don't be fobbed off by a back of the fag packet scribble for his son's cleaning. Unless his son runs a bona fide cleaning company, then don't accept it. I'm also sure such work by his son would not be declared to HMRC, so if the LL wants to push matters, a gentle hint in this direction may soon see that trumped up charge for cleaning removed.
Note also that if the son is not self employed, and declared as such to HMRC, then the LL employed him. You can bet the LL didn't declare him under PAYE or pay employers NI on the sons employment.
Very helpful point. Also bear in mind your LL will have been claiming tax relief for fair wear and tear (10% on rental profit) all the time you were there if it was furnished.0 -
True, but the size and type of hole was not described either. It's not usually possible to repair a hole in a carpet. Replacement in such circumstances would not be betterment (once allowance for the wear & tear I described earlier had been taken into account)barnaby-bear wrote: »The OP hasn't said how bad the carpet damage was replacing the entire carpet for a small hole would be deemed betterment (AYKI!!!)- and I assumed it pre-dated the tenancy so at least 4 years old..."Now to trolling as a concept. .... It was unfurnished.
The hole was more of a thread bare effort and was about 9 inches but was in a high traffic area of the living room.0 -

Not of any importance to the OP in establishing how much the OP would owe the LL for delapidations "Now to trolling as a concept. .... No but does help them appreciate FWAT is a real thing and carpet wearing threadbare in a high traffic area sounds like wear - I assumed a hole was something the cats clawed out or they'd been pouring conc. HCl acid on it (I workin a uni. - it happens )0 -

I may have gaily skipped every now and again but generally we just walked!!0 -
If the hole was caused by you simply walking on the carpet as any normal person would be expected to do - that's reasonable wear & tear!owensmum75 wrote: »I may have gaily skipped every now and again but generally we just walked!!
Looks like you might be in with a chance of getting all your deposit back afterall "Now to trolling as a concept. .... I don't think you should be describing it as hole, because everyone assumes some weird damage from unnatural usage; describe it as threadbare patch of wear and explain it was from normal usage....If the hole was caused by you simply walking on the carpet as any normal person would be expected to do - that's reasonable wear & tear!
