So the house was on for £179,950 and is now £30k less? Seems good reduction and now you are talking about knocking off another £10k? It would seem a good deal if they accept.
Or is the OP now referring to the house that Cannon Fodder gave a link to and not the house from his original link which DJ1UK seems to have 'Property Beed'
? That second link seems to have the asking price that the OP refers to.

the estate agents told me theres 1 offer on the house at 145k but the buyers are in a chain and are waiting to sell there house.
this is not advertised on their site or rightmove. are the bluffing??0 -

we just had the house we're looking to buy down valued by the surveyor (not the lender). He said that the mortgage lender would still lend on the property as the asking was within 5% of the 'market' price. So we went back to the EA and asked for another £10k (2.5%).
We would have still been happy with our original price, but as you can imagine, a lot happier now that we saved another £10k0 -

They wouldn't change it to SSTC on Rightmove until the other buyer is actually in a position to proceed.
If the other person who has offered hasn't even found a buyer for their house yet they are in no position to proceed. If that's the case, You should be able to offer less than them (e.g. £140-142K) because you're good to go now. That other person could take months to find a buyer.
Whatever offer you make, get your mortgage agreement in principle first, and emphasise to the agents that you're chain free, mortgage agreement in place, and can complete as quickly as the seller wants. They'd be crazy not to choose you over the other people - chains are collapsing all over the place at the moment.0 -
The estate agents don't advertise the fact there's an offer been put in until its accepted which it doesn't sound like it has been?0

Will be a big loss for the current owners.
Recent sales of the two neighbouring houses:

No 53 on 31 March 2006: 170,000
No 57 on 22 September 2005: 169,000
Assuming the houses are identical (which seems the case judging from the rightmove picture), it seems that the current owners overpaid.....
So it seems that 145,000 is a 15% reduction on begin of 2006 prices.
According to the Nationwide house price calculator:

thanks for this info mate, still waiting for the call from mortage company who were supposed to call between 9-12am!!! so cant do anything now till after xmas as the estate agent told us there closed after today..0 -

they said it has been and still is, they advertise it for 14 days to see if theres anyone that can beat it, but im yet to find anything like this...this is the reason i think there lying about it so we dont offer any lower than 145k, what do u think??0
