The other thing to remember is that even if houses start to recover in 12 months (which I don't think they will but never mind), they won't immediately jump back to the value they were at the height, they will take time as the market refinds its confidence.
This can take years........
I liken it to a snowball falling off the mountain, the start is slow but it gradually builds up momentum as it reaches the bottom, it doesn't start with a huge momentum. We made it! All three boys have graduated, it's been hard work but it shows there is a possibility of a chance of normal (ish) life after a diagnosis (or two) of ASD. It's not been the easiest route but I am so glad I ignored everything and everyone and did my own therapies with them.
Eldests' EDS diagnosis 4.5.10, mine 13.1.11 eekk - now having fun and games as a wheelchair user.0 -

So those who can will sit tight and the market will mainly open up by people going under, if loads are going under credit will stay tight and even that affordable house will be out of your reach.
I want all houses to be affordable (cheap) for everyone, I firmly believe people should be able to buy a house for 3 X their income.People are going under and that is because they borrowed beyond their means and because people borrowed beyond their means the price of housing went out of control. Imagine the turmoil if interest had hit 15% again.
Dirty buy-to-letters claiming more than their fair ration of houses causing a vacuum in the market forcing prices up further.
Idiot houseowners bragging over cheese and pineapple on cocktail sticks that their house had gone up £100,000 in three years, all of which is no good unless they intend to leave the country or borrow on it because every other bloody house has gone up too. So their house is worth, relatively, nothing more.
All these things were stupid and it did not take the brains of an Archbishop to see what would happen.
So, yes, I do want cheap houses but not just for me, for everyone.
And to suggest an affordable house will be out of reach to me is ludicrous. I am a cash buyer and can step on the housing ladder whenever I want, but will stay in my rented ex-council house until I consider it is the right time to do it.
I expect to be here for a whileS!!!!horpe0 -

I am always suspicious of people who can step on to the housing ladderat any time and pay cash but would prefer to stay in a rented ex-council house instead. The mind boggles.

Why would I not?
I believe house prices are going to take a massive tumble, quite soon I should think if Darling has to raise interest rates to stop the pound being worth less than the euro, so why would I buy one now knowing I will get the same or similar a lot cheaper in the near future?S!!!!horpe0
