Buildings Insurance - Landlord or Tenant

    A similar problem - hope the OP doesn't mind!

    Our flat is part furnished (a small low table and two chests of drawers are landlord's only belongings here). We just got a letter from our EA saying that we need to hold a contents insurance to protect landlord's furniture and building fixtures and appliances.

    I always thought that fixtures and appliances are a part of the building insurance - i.e. the labdlord's headache. And who is responsible for protection of landlord's furniture? The thing is, we haven't got a contents insurance for our stuff - do we absolutely have to or it is up to us to decide?

    I have let furnished and unfurnished property through several different agents over the years. As a LL I always paid the insurance bill - which I think is fair.

    I think the LL's mentioned above are trying it on. No wonder LL's get a bad rap on these boards.

    I would presume that a LL would have the common sense to insure their own contents even if being used by a tenant - if for instance you dropped an iron on your LL's's settee and burnt a great big hole in it, wouldn't the insurance company want to know where the settee was purchased from and for how much? Also when the insurance company settled the claim with a payment, wouldn't the new settee belong to the LL? If you had to insure your LL's settee and then put in a claim for damage wouldn't you then own the replacement settee?

    I think I have confused myself !

    I think the simple way to put it is - whoever owns it insures it.

    If a landlord has contents insurance, they can't claim for tenant's contents and if a tenant has insurance they can't claim for landlord's contents.
  • I'm a LL with an empire of one.

    I insure my property. Them's the rules. Where do you live if there's no rules? France.

    I am shocked that you LL thinks he can bill you for this expense. What a muppet! He's not one of the reluctant BTLers by any chance? (BTLing because he cannot sell).

    He should include the cost of insurance in his rent calculations.
