    there are exemptions to though

    private sales (not marketed on open market)
    properties that are to be demolished
    holiday homes (must have clause not allowing year round you to reside all year)
    porftfolios of properties

    Under the new regulations the exceptions to HIP requirements will not include 'portfolio' where some of the units are vacant:

    Regulation 6 amends regulation 30 (exception for portfolios of properties) of the principal Regulations to omit the requirement that all properties sold as a portfolio of properties must be vacant.
