New Build almost ready - want to look out for?

Hi Everyone,

We are moving into a new build in a development soon, March 10th to be exact ,or so they say, anyway what should we be on the look out for or making sure is done correctly, any advice from anyone with experience is most welcome,

    I would go round and visaully inspect everything myself and make a list to take to the developers. Check that the kitchen cabinets are fitted properly, painting on the walls are done properly, check windows and locks, bath and toilet are fitted properly. Basically check the finishing of everything.

    To be honest most developers are pretty stringent and they will actually go round with you inspecting everything. They also say that while your actually living in the property you will come across thing and should inform them if anything goes wrong and they will resolve it.

    If you want a real peace of mind I would suggest getting a professional snagger in to do the inspection, that way you will have a list compiled by a professional, which you can take to the developers to rectify.

    I'm going with what nmiah said. Just check everything opens, closes and switches on and off (and doesn't leak after).

    With ours they had fitted a door very badly and there was a gap between the door frame and the wall (at the top of the door). Generally check absolutely everything...even the kitchen sink.

    How long did the developer take to fix that, IMMEDIATELY I HOPE! If not name and shame them!!!

    This process is called "creating a snagging list".

    If you havn't done one before I'd advise taking along someone who has, or someone who knows something about building.

    Always priorities the list so the big expensive jobs are at the top, becuase the builder will typically get fed up with your list after a while.

    Check everything
    Visit when it rains to make sure the gutters don't leak etc.

    If you google for "snagging lists" you'll find lots of helpfull stuff.

    I've been Money Tipped!
    We had design fault that meant the extractor fan extracted from the cooker to the ceiling, not outside. It took a while for us to spot this one (the fat patch on the ceiling gave it away)and 18 months to resolve as it wasn't on our original snaggin list we gave to the builders.

    We also had a shower that wasn't connected to the mains elec, so had to get an electrician in for that.

    Check everything with the most critical eye you have before you arrange all your furniture slowly room by room. It's a faff, but really worth it as there will be faults the builders should have resolved before you moved in.
