have you called the Solicitor and asked him to break it down for you? It may simply be policy to obtain £1,000 on account to ensure enough funds are available. Its always best to just call them and ask them. Saves a lot of stress.
As said above a distinction must be made betwene a disbursement which is a payment made to a third party and the Solicitors fee. Think of it as you paying a bricklayer £1,000 for him to build you a wall but he needs to buy bricks with that money as well.
Lotto-dreamer the land transaction return Form can take about half an hour to complete and in the case of new leases a lot longer. It used to be really easy pre-2003 but then Mr Brown introduced an extremely long form you cant standardise0 -

Having called another Solicitor today we have been quoted £450.00 plus vat as she says searches have been done and info is in the Legal Pack we were given. No stamp duty due and she has assured us total will not be above £500.00.

The original Solicitor has called to ask why we do not wish to proceed and I told him £1000.00 was only mentioned when the letter arrived. He says this must have been a typing error and should be be £100.00. Oh Really!!!!!!!!!!!!!!!!!!!!!!!0

I'd stick with them once they put it in writing about the £100 - else you'll have to pay them for work already done and that'll be an arm and a leg.0 -

Well that makes sense, but don't overlook the additional charges, wherever you go.
As for the searches .... how recent are they? Your solicitor cannot force you to have new searches, but an up to date search is in YOUR interest. The solicitor makes no money from the cost of the search as it's paid to the local authority - so they're not getting a new search for their benefit ... just for yours.
At the end of the day, there is no point in using a solicitor you don't trust.Warning ..... I'm a peri-menopausal axe-wielding maniac

They have not done any work, it was a quote only and the searches are very recent.0

Quote now received in writing from second Solicitor is £388.00 including vat with nothing else to be charged and completion before Christmas.0

Post auction the legal work is largely administrative and therefore the costs should be much lower than if the solicitor had advised the client before the auction. No responsibility on the solicitor's part for the decision to bid at the auction. he didn't advise on it so the risk factor is vastly reduced and the likelihood of the solicitor geting somehting wriong is much much lower.. The 28 day deadline period is a joke if it is cash purchase. The legal work could be done easily in a week.RICHARD WEBSTER
