Conveyancing shock quote!!!!!!!!!!!!

Having bought a house at auction we rang a local Solicitor and asked for an inclusive quote to conveyance the one property.We\were quoted £398.00. wE have now received a letter which asks for £1000.00 on account to cover the cost of the searches which are listed only at £6.00.

    Normally you'd have a solicitor in place before you go to the auction. The solicitor needs to move super-fast with auction properties because of the 28 day deadline.

    I don't think £398 is a lot.

    £1000 seems reasonable too because there might be other searches etc to be done and the solicitor will need to be able to spend out on those without being concerned as to whether you'll settle his bill or not.

    Searches being just £6 would make me fall over, being asked for £1000 on account wouldn't.

    Is this the only quote youve got? Id have thought conveyancers desperate for work at this time! They must be twiddling thier thumbs waiting for work- shop around!!

    We had the quote and the Solicitor before the auction. I think the quote ,was to say the least misleading and actually sharp practice!!

    Ask them to list the searches and respective prices they propose to do that will cost £1000 and post them here.

    Edit: apparently it is becoming more common to trap the unwary with an ultra low conveyancing fee and then load the disbursements above & beyond actual cost.
    This is new to me and I wonder how they account for things like VAT and income tax when they supplement their earnings by loading disbursement costs

    We had several quotes starting at £250 but decided to opt for this well known Solicitor in Lancashire.
    The house is only 15 years old so the searches were carried out at that time.

    Yes this was given to us at the Auction with the Legal Pack. The house had been given back to Cheltenham and Gloucester BS as mortgage in arrears. The Solicitor also stated in his letter that£1000.00 may not cover all costs .

    As the OP has already bought the house at auction, they don't have time to go fannying about peeing off the solicitor. It's all systems go now to achieve a completion in 28 days.... less now, probably 26 left.

    You have a QUOTE- not estimate- for all the work that was to be done BEFORE you went to auction?

    And now its coming back over 1k?

    No, searches are only really relevant today/now/this month. They will need doing again. Searches do things like check a motorway isn't going to come through your living room next month. What if the next 6 houses had just had planning permission granted to be demolished and turned into an outdoor prison. There are all sorts of new things coming through the pipeline every hour/day/week/month.
