For Insurance, try Endsleigh. Alan Boswell ok but some quotes can be a bit OTT with 'belt & braces' cover you may not need, particular for lower-priced properties with simple arrangements.
For AST you should appreciate although you can pickup various free ones on the net, it shouldn't be seen as a 'one size fits all' thing (in my opinion). If you're new to the BTL game I'd recommend you consider one of the landlords associations like NLA or RLA as they'll provide you with all documentation you'll ever need plus email and/or telephone advice whenever you need it. dont use a free AST - unless you get it from a reliable source such as a professional landlords association - you wont know if it is a good legal one or not - till you end up in court and cant get your tenant out for another 3-4 months of no rent being paid
i have seen an AST half a page long, and i have seen on 50 pages long......
this business is not for the faint-hearted, nor for those who wish to do it on the "free"0
