Is everything in order, gas safety certificate, deposit in a tds? When L/L do something wrong they often do everything wrong.
I would change the locks, young female living on her own, this L/L and his workmen are leaving themselves wide open to all sorts of accusations. If she is alone and someone tries to get in she could pretend that she has dialled 999 and speak in a loud voice that she is a young woman on her own in the house and someone is trying to break in. Some people or so thick they need things spelt out for them before they get the message. Try the local tenancy officer at the council too
We're ringing them tomorrow.What makes it worse is she's 5 months pregnant and can't take the stress at the mo.She feels like she can't relax in her own home now, but is putting the chain on the door when she's in from now on.
It wont stop the idiot letting people in while she's at work though:mad: :mad:

CandyGirl please stop your DD sending text messages, especially if they are text speak, some people simply don't do text and even if they do there is no way of knowing if it has been read and understood (receipts only prove someone has opened it)
Get your DD to ring the LL or write a letter to him. Put in writing when workmen can be send around and state that an entry to the house without 24 hours notice (or quote the contract) will be treated as illegal entry and the police will be called.
Offer to have the work done herself and deduct from rent if an appointment cannot be agreed within 14 days.
I would also point out for future do not take on a property that needs work or has promises of the work being done, this is a sign of the LL being disorganised or lazy/uncareing and as you now know leads to problems.
As mentioned before make sure the deposit is in a deposit scheme if it is not your DD may want to use this a leverage to move out early - again do all this in writing.0 -

No she finishes work at 3.30pm, and the LL knows this, and she has told him she can be back in at 3.45pm every day.The issue is that she wants to know if and when someone is going to be coming to do the work, so she can be there, or at least leave the flat knowing she has all her valuables out of the way if workmen come in while she's out:DI am not sure I understand this. That really is awful. As a landlord myself and knowing a number of other landlords I can't believe anyone would behave like this. My advice would be to find somewhere else!0

Another landlord that thinks he can do what he wants. He is tresspassing if he enters without correct permission.
Landlord has no absolute right to intrude into your property His only rights to enter during tenancy are
a. when Tenant agrees
b. under s.11(6) of theLandlord and Tenant Act 1985 [24hrs. written notice asking for T for daytime access so L can inspect installations which he is responsible for repairing.
Certainly Landlord cannot just turn up at the property and expect to be let in, or even let himself in. This is not only trespass (civil wrong) but also harassment (criminal offence).
· In a true emergency (boiler suspected not working is NOT an emergency).
· If the tenant permits access.
· If a court orders access.Your daughter should put this in writing to her landlord. If she feels threaterned, which she obviously does, she should change the locks. No need to tell the l/l if he rings to ask why, then you know he has tried to enter.
If he enters again call the police and say burgled ! This is not going to be a good tenancy for your daughter.

I have the opposite problem, I tell they handy man to let himself in so I don't have to entertain a strange man in my home when I get in but he's ALWAYS still around gone 6pm. Grrrrr!!!The only thing worse than smug married couple; lots of smug married couples.0
