unreasonable landlord

My DD moved into a flat last month, it needed a lot of jobs doing and the landlord has kept saying he'd get them done and then letting her down.On a couple of occasions he has sent workmen round when she's been out, and she has asked if he could let her know when they're coming round so she can be in as she doesn't want workmen in when she's out.
Tonight she got in from work and started having a bath and 3 workmen came in without knocking.She was shocked and upset and rang the landlord who said he'll let people in whenever he wants as it's his property:mad: :mad: .
Is there any law that says they have to give notice before sending workmen round, I thought it was just basic manners:confused::confused:

    The law is that the landlord has to give 24 hours notice in writing. The tenant has a right to peaceful enjoyment of the property without being bothered.

    He is allowed access as stated in the rental agreement but it will probably say something like 'subject to us giving you at least 24 hours notice'

    as said above notice should be given and your DD has a right to quiet enjoyment. If it has been something agreed verbally I would accept that as notice as a tenant because I want the work doing, but never can other people just let themselves in.

    I would get your DD to give the LL a date that she will be in and tell him to arrange the workmen for that day, or ask for the workmens number so she can arrange direct with them. Failing that write to the LL and request that a date is given for the work to be done and if that date isnt' kept say that you will arrange for the work to be done yourselves and deduct from the rent with the original invoice being forwarded to the LL.

    Thanks for all your replies.She has tried and tried to get them to arrange a date and they haven't complied at all.When she said she wanted notice given he told her to "shut up and stop whinging!":mad:
    I cannot believe the rudeness, and they always ignore her texts or any kind of communication at all.She moved in a month ago and the work still needs doing on the kitchen and bathroom taps, the outside light, and a massive hole in the skirting boards.She has told them when she will be at home as she finishes work every day, but needs prior notice without people bursting in.She now feels she can't relax in her own home:rolleyes:

    Judging by your daughter's (I am assuming DD means something daughter?) LL's attitude the LL/tenant relationship is not going to be good and at some point the wheels will fall off. Unfortunately there is no cure for stupidity so your DD's LL is unlikley to change for the better.

    indeed... so try and manage the landlord during the fixed period i'd say then leave. If she sours relationship too much while legally you can leave its just a whole can of worms you dont want.

    I'd get two items:
    1] a really loud remote control/no wires needed burglar alarm ... that'll teach any bugg4hs that let themselves in during the day
    2] a big rubber door wedge to wedge the front door shut. If the front door has a lever handle to open it too, then something the shape of a broom with the handle cut to length will prevent the handle from turning. This'll mean she can at least feel free to have a bath or do naked aerobics in her own home when she wants.

    The LL can only let himself in for emergency reasons (fire/flood/similar), or if he has let her know in advance in writing and she's agreed to it.

    He's an 4rse.

    From what I have read he isn't particularly good with money, the place sounds far from ideal, his attitude means your daughter will leave asap leaving him with the all the fees associated with finding tenants including a probable rental void judging by the sound of the place. Makes me wonder what on earth do these idiots (bad landlords not all landlords) think they are doing.

    Is everything in order, gas safety certificate, deposit in a tds? When L/L do something wrong they often do everything wrong.

    I would change the locks, young female living on her own, this L/L and his workmen are leaving themselves wide open to all sorts of accusations. If she is alone and someone tries to get in she could pretend that she has dialled 999 and speak in a loud voice that she is a young woman on her own in the house and someone is trying to break in. Some people or so thick they need things spelt out for them before they get the message. Try the local tenancy officer at the council too
