Guide Price, Offers Over, Fixed Price etc

Hi All,

After a discussion with our estate agent we've put our house on at a fixed price of £99,950 down from £139,950 since Feb 08. At the moment £99,950 is pretty much the lowest we would be able to accept judging the price of the houses we have our eyes on.

Really just wondering what people think about the different ways EAs present the price. Would fixed price put you off viewing even if you thought it was a bargin?

    Such terms make me think the vendor is unlikely to be open to negotiations which I guess is what you are trying to say. If I genuinely thought it was a bargain then I'd be ok with that but one person's idea of a bargain is quite different from another. If I didn't think the price was reasonable then I wouldn't even bother looking if there was a 'fixed price' label.
  • "Fixed price" certainly puts me off... Even guide price puts me off....

    Just makes me think the seller has their head in the sand.

    Unless it looked incredibly cheap compared to others I wouldn't even click the more info link on rightmove....

    I really don't get the benefit of having fixed price - even if you get an offer at 75k, you can always say no, and if after 6 months you only have offers at 75k, you know that is all that people will pay. You can then make a decision as to whether you want to sell at that price or stay put. I always think it is better to have low offers to turn down then no offers.


    No harm in trying, guess you will find out if it works when (if) you start getting viewings and any offers!

    Fixed price definitely would put me off and anger me, it would have to be the best house in the whole world before I even thought of looking at it.

    OIEO angers me. If you don't know what price you're selling at, don't waste my time expecting me to view it.

    Guide price angers me, how peculiar, why not just say a price and be done with it.

    All these words jog a potential viewer into thinking the owner/seller is an 4rse or the EA is an 4rse, or both are. I'd expect any resulting sale to be ego-filled and fraught with annoyances.

    They'd be the last houses I'd look at.

    I agree, particularly with how I would perceive the prospective purchase process. If I did look, I would offer what I felt like offering and feel a little bloodyminded about going under. It is a coconut shy, waiting to be knocked over.

    If as seller I had an agent who was suggesting any of these, he would have to provide an excellent justification to get me to use him

    Last Saturday an estate agent in Kent held an open day for a house in Greenhithe. The house was marketed at OIEO £120,000. On Monday they received 3 offers in excess of the asking price, the highest being over £150,000. So it can work.

    I wouldnt like the fixed price slogan - people like to think they are getting a bargain - they feel they have done that when they have knocked the price down. They would be put off going to a place where there is no leeway.

    Open houses with OIEO may work much better. A couple of years back we went to see a cottage which needed total renovation but it was in a delightful position. There were at least 20 couples viewing. We spoke to the EA and asked what was likely top price - we wanted the place so much we put that price in. On the Monday they rang us and said 6 people had put in that price - lol - it went to sealed bids and we dropped out at that point. I never found out how much it went for but way over the price first mentioned.

    it depends - are you in Scotland? Fixed price is a very normal term here due to the different system - we don't really have "asking price" as such.
