Just moved in rented property-landlord looking to sell!

    I would change the locks. That way she can't come in when you've not agreed she can.

    She should NEVER find out unless she's breaking her side of it anyway.

    Smelly socks and trainers did it for me at a house I was viewing once and the couple were genuinely trying to sell it as it was their house and their teenage son!

    A cat litter tray did it another house. I was trying not to gag from the moment I walked in the house and as we went up the stairs, the smell just got worse.
    RENTING? Have you checked to see that your landlord has permission from their mortgage lender to rent the property? If not, you could be thrown out with very little notice.

    You should be allowed to be left in peace, i would do what other posters have advised and change the locks and not let anyone view, also i would find a different letting agent and when you do look for another property check that its not for sale as well.

  • Personally, I believe the old business saying "That there are no problems, only opportunities".
    I would explore the suggestion of the cheaper rent option suggested above.

    I sold a property complete with tenants - that was in the good days, so they only had to put up with half a dozen viewings.
    In exchange they got a house tarted up while they were away on holiday. A chance to meet and decide on the suitability of renewing their tenancy under their new landlord and a "bonus" of a fortnight's rent given to them when the sale went through.

    I hope everyone was happy with the result.
    But I never had that "Wannabee the Lord of the Manor" attitude.
    To me the tenants were the customers and I was their grateful supplier, with a little gift for them on every visit.

    Somebody should create/market an air freshner "Eau de Damp, Sweat and Cheesy Feet" to be sprayed around properties where tenants are forced to endure viewings against their wishes.

    This used to be a pain for me when LLs said: "Oh, we want to market the house for sale while the tenants are living there" or "Oh, the tenants have only got 6 months to go, I would like to put it up for sale"

    It's one or the other. Either you want to be a LL or a Vendor, not both on the same property at the same time.

    If the viewers are potential owner occupiers it will be unlikely that they or their solicitor and possibly their lender will allow exchange of contracts until you have moved out anyway.

    I agree with all the advice given.

    Tell the Agent and Landlord that viewings are not convenient whenever they call and whatever time they offer.

    Change the locks in case they just decide to come round.

    If you continue to allow viewings then at least get a rent reduction out of it.

    I'm not sure whether this is to ask advice of just let off some steam! i'm not sure if this is classed as harrasement but I've had 4 months of grief from my landlords and it's really affected me!

    They had the property on the market and didn't tell me until 2 months into my tenancy.

    I told them I want to move out and was told I can't and that I have to allow for viewings as it states in my contract to do so.

    Landlady forces viewings on me despite telling her i rather not- as I had no choice I had to allow it. I told her it was disrupting my peace.

    Told her not to enter the property alone as I have my own furniture.

    Get told that I will most likely stay there as invesment buyer will keep me on-if they ask me to move they will pay me cash incentive-never said how much

    Dont hear from her in a month and I go on holiday for 3 weeks-on first day of my holiday she phones and said the property has been sold and I need to vacate the premises.
    I tell her I'm away on holiday for 3 weeks and I can't do anything- nonetheless she serves me notice to move out within 2 months (realistically giving me only 4 weeks as I'm on holiday)

    While on holiday she wants to get into the flat- told her no as I have personal stuff there- told her when I get back i'll let her in.
    She says can't wait- When I finally allow her as she's bugging me and I want peace on my holiday she ends up changing the locks on the property claiming she didn't have the keys.

    When I get back I speak to Landlord (the husband whose name is under tenancy) and explain to him how annoyed I am that they tell me this when on holiday.

    He asks if I can move out before end of may (which is when service is served). On this basis I can stay here rent free and also I negotiated if he can cover costs of me moving as I cannot afford it. He agrees

    Last week I get a text from landlady saying she wants my rent. I told her i negotiated with her husband and speak to him not me.

    After two weeks of viewing flats every night and weekend I found a place-I contact the landlord to agree to help cover costs of fees. Landlady said landlord has now changed his mind and said they won't help me with anything.

    I told them that I have spend days stressed trying to find a roof under my head. I explained that I cannot do much if I have no money to find a new place, and they have said that they rather me stay end of the month.

    I've asked them to give me a final answer and they haven't even responded!

    This is driving me crazy- i just want to sue them for harrasment. I've had to seek councelling at work as it stressed me out- I had to take two days off work for it too. I've gone to citizen advice bereau- although they have not broken any law, during my tenancy here they have been pestering me and disturbing my peace of mind. I can't believe there are people out there who can do this and are allowed to do this. I really feel like suing them for driving me to the edge!

    What date did you move in?
    What date was notice served?
    Was your deposit protected and do you have all the Prescribed Information?
    Did you get anything in writing from the LL's husband about the 'deal' he offered you?
    Why did the LL change the locks? Had you changed them before you went on holiday? (as advised here - if you'd done this it would have stopped the viewings)
    Did you have keys to your flat upon your return from holiday? Or did the LL meet you to let you in?

    Please read what has been posted before in this thread before sending the OP round and round in circles.

    OP, these "LLs" sound like absolute amateur jokers, at the end of the day you are best rid of them and make sure you sign a 12 month AST next time. In light of your experience it may be worth getting confirmation in writing that the next property is not for sale and that you will not allow viewings until the last 14/28 days of the tenancy. A professional LL should not have a problem with this.

    In a bizarre way I hope that they have ignored the TDS ruling and not registered your deposit, (like my LL) so that you can take them for 3 times that as compensation. That would teach them a lesson
