Barratt Homes - Year End?

Hi Guys, me and la familia are looking at buying a new build Barratt Home and 4 bed town and detatched houses are currently on at £189k. We do have a house to part ex and would like any advice from people that have done this already.
What I also want to know is when the Barratt Homes year end is, because im sure that if its Decmber I should be able to swing a decent price for this? Any one know how much I should aim for?
We are off to see them on Saturday. Also anyone know anything about the other "offers" that they have, such as shared ownership etc..... Can you have 2 deals together i.e. shared ownership and part ex....
We have had our house valued at £110k and £135k.
Any advice would be fab.....

The financial year of Barratt Developments plc (the group parent company) ends on 30 June, so I'm afraid you're out of luck - although I doubt that it would make any difference to your price negotiations anyway.0

That to me means that its possibly the end of their half yearly targets, so it may not be all bad news.0 -

Most builders have two targets to hit, one at the end of June, the other at the end of December. If you are sure you can complete by the end of December, explain this to the site office and ask them what is the best price they can do on the plot in question. I knew someone who did this a few years back & had £150k knocked off the £595k asking price.
More recently, deals I have heard of are; builder asking £189,950 sold for £143k and asking £144,950 sold for £94,950.0 -

If you are part exing, you are unlikely to get as good a deal as if you are proceedable. Although Barratts are more desperate to sell at the moment, than some other developers.0

Is your property built yet?
Barratt is expected to have some very bad figures at the results issusing. If its not built it may be scrapped or delayed after these figures.
If it is built, check property bee and then make an offer of at least 20% off which properties will be down to by this christmas.:exclamatiScams - Shared Equity, Shared Ownership, Newbuy, Firstbuy and Help to Buy.

If you`re part exchanging don`t expect to get anything off the new build and don`t expect to get a fair price for your own home.

We have just part-ex'd on a david wilson home. As well as the part-ex (which was reasonable) we negotiated a further £25k off the £300k asking price, and they paid for packing and moving too. They sold our part-ex'd home for £11k less than they paid for it.
edited to add - our house was valued within a few days and we agreed a price for the new build soon after that. It took about 7weeks from looking around to moving in.
June to Dec 10 OP - £217/£7500 -
