Brand New Flat - any recommendations

Hello all,
I'm about to move into a new flat (I'll be first person there) for a 12 month period. I can see it has a sky dish on the roof and an aerial connection in the front room. Presume it has phone lines wired in.
I'm looking for satellite TV (just basic package no need for movies/sports), broadband ( moderate use, some downloading) and a landline (don't really use this, it's just for maintaining credit rating purposes).
Quite a few contracts for this sort of stuff seem to be 18 months. Presumably that's no use if I'm renting on a 12 month contract.
I don't think I'm cabled for virgin in this area (Erdington).
Anyone got any recommendations?
Also do I need to get and pay for a BT landline first?
I'm trying to keep costs down as I hope to buy a place after 12 months renting.
