    Round here most house builders are offering hefty incentive packages though - stamp duty, legal fees, furnishings, sell previous home and one even offering £10K debt clearance money.

    See this is what i dont understand. Even a couple of years back when property was at its highest builder companies seemed to be doing this. Im not convinced that the deals we see now are anything to do with the current market. Its almost like they add £10k on to the seeling price just to make you feel as though this house is more of a bargain than the one £20k less down the road. Makes buyers feel as though they have got something for free.

    Again, maybe im worng but unlike many many people i wouldnt buy a new house because of any insentive deal without having a thorough look into it!

    Incentives have been around for about 15 years in housebuilding, a lot longer in other market sectors e.g. car sales. Of course they're built into the price! It's human nature that we want to feel as if we got a good deal when we buy something. Cash discount is the far better option. Do you really want to be paying for carpets and turf over 25 years?

    My lovely shop was extremely quiet today (all I could hear was a kind of crunching sound) and all my work was done...so I had a quick look at v.old threads.
    Sorry to bump it up but I recall where I was with our re-locate at this time....but things worked out so differently.....

    In the end, we are all in the lap of the gods plus I am going to settle down tonight with my new read 'The Black Swan' by Nassim Nicholas Talebb.
    I'd recommend his 'Fooled by randomness' too.

    We dont need to be reminded of people calling 30% reductions in 2005, they know how wrong they were then and are the same people prophecising 25% reductions now, all well and good if they hadn't gone up 50% in the meantime..:confused:

    Good news if you can hang on to it - the extra 50% of cheap dosh has done wonders for the banking system, it may take the "credit crunch" some time to work that lot out...
