Where?? I am london based - and was looking on the net at 2 bed flats selling for £285k in dulwich. new builds are higher than they have ever been. i cannot see how prices are going south. the only thing i note, is that some properties are taken longer to sell which is to be expected

But is  - up and :D - down,
    OR
is :D - up and  - down???
  • Obviously, whilst I was selling my flat, I want them to go up... now I've sold, I think it's all going to crash around our ears by at least 95-98% over the next three months so I can snap up Windor Castle...

Er. not really. Boringly, I think they are going to go up, but on average by less than inflation.

There will be some areas that struggle - particularly those that have no real desirability but were dragged upwards by the rest of the market... like Wales and the North East (sorry, it's nothing personal). However, the general year will be rather like today: grey from horizon to horizon.

Some would say the North East is dragging the rest of the UK up! There's quite a boom up there at the moment

50 degrees - Southerners turn on the heating - people in Sunderland plant gardens. 40 degrees - Southerners shiver uncontrollably - people in Sunderland sunbathe. 35 degrees - Southern cars will not start - people in Sunderland drive with the windows down. 20 degrees - Southerners wear coats, gloves and wool hats, people in Sunderland throw on a T-shirt(girls start wearing mini-skirts). 15 degrees - Southerners begin to evacuate - people in Sunderland go swimming in the North Sea. Zero degrees - Southern landlords turn up the heat - people in Sunderland have the last BBQ before it gets cold. Minus 10 degrees - Southerners cease to exist - people in Sunderland throw on a lightweight jacket. Minus 80 degrees - Polar bears wonder if it's worth it - boy scouts in Sunderland start wearing long trousers. Minus 100 degrees - Santa Claus abandons the North Pole - people in Sunderland put on their long johns. Minus 173 degrees - alcohol freezes - people in Sunderland get frustrated because the pubs are shut. Minus 460 degrees - All atomic motion stops - people in Sunderland start to stamp their feet and blow on their hands. Minus 500 degrees - Hell freezes over - Sunderland qualify for Europe
