I had a landlord who owned 5 of the 6 flats in this block, he built himself a little bothy at the bottom of the garden, it had a TV, micro, fridge and bed, it was very liveable and as his full time job was not too far from this he would be in there all the time, even over night, we would never bother him with anything but he would arrange for tradesman to come round and let them selfs in without us being there, also let himself in when he thought we were dodging rent day, erm, we were asleep when he knocked the door,, he came busting in the door with my partner practically naked, oops.

Thanx for your replies,i believe i'm a good LL,i had a good reportoire with the last tenant,she had my mobile number so if there was a prob she could let me know,thing is now the wife is pregnant,she's goin to be a stay at home mum but is worried about gettin knocks on the door from a tenant with a prob,the place will be through an LA but if you knew the LL was next door would you knock on the door,bear in mind that a LL needs 24hr notice to enter a premises with consent,does it work the other way round,i personally am not bothered,if there's a prob i prefer to get it sorted straight away,but as i said the wife doesn't want the hassle2 kWp SEbE , 2kWp SSW & 2.5kWp NWbW.....in sunny North Derbyshire17.7kWh Givenergy battery added(for the power hungry kids)0

To be honest, as has been eluded to above I'd have to ask ...
"Would you let out a property next door to your home?"..... LOL !
You'll either be constantly concerned at every bump and bang or mithered to death.
I think you'll have to be very relaxed about your attitude towards this and very careful about selecting your tenants.
It has the possibilty of being either a perfect situation for both parties or conversely an absolute nightmare for either/both.
Given that you own it however you have a simple choice.
Grit your teeth and go for it ... or sell up.

I live next to the properties we let, but strike a balance between being a good LL and expecting the same behaviour from tenants. We maintain the properties well, and on the whole get very few problems with tenants who are all long term. We respect their right to privacy and never visit without at least 48 hours notice if any work needs to be carried out, and if we need to send tradesmen, we give due warning and arrange a time when they are in.
I have always found that you can tell how well tenants are treating the inside, by how they look after the outside! So on the whole we have never had to make many checks on our long termers, as we can see they look after their homes by the state of the gardens......odd occasions to go inside have backed this up.
My OH and I rented for 3 years when we were first together in our early 20's, so have experience of being tenants as well, and how important it is to have privacy and respect of personal space.
In the case of a recent bad episode when we had tenants from hell, and noticed windows hanging off and smashed glass whilst driving pass.....we couldn't fail to react, evicting the family eventually. But that has been a one off, over 20+ years of great, thoughtful and generally trouble free tenants.
You just have to expect a certain amount of calls at inconvenient times and take responsibility, like any business.
We don't use LA's, but if you are, then blardy well make them work for their money and make sure you are never contacted by the tenants.

I do actually have a repertoire with my tenants, as some are part of a local amateur dramatic society I attend, so the OP could be right!!!

In my case NO....the tenants love knowing who we are.....well I would say that!
I personally wouldn't use LA's but we are semi rural, Devon, but within a mile of excellent schools, so make use of contacts and references we know are not going to say something that isn't so ....in the main!:o
I wouldn't claim to be so confident in a large city with a higher turnover of young things!
You just have to bear in mind, that despite any s**t you may get from a tenant....you are in a very fortunate position to own the property.....and take account of others who are not in a position to do so for whatever reason, but wish to live there.
I may well be a bit soft down here, as probably haven't had the experiences of other LL's in other areas!
