    I would say you need £140K -£150K after expenses for the average house.

    Yep. Not a problem.
    That's actually about what I intend to spend.

    But I want a smaller house than average, in a slightly better location.

    I have a tracker that is .25 below the base rate. Shame it finishes 8th of December 08. I then have a tracker of 1.09 above base rate.

    Can't believe how lucky I am with mine.

    0.3% below BoE rate until Oct 2010 AND it's an offset mortgage. Even after the special rate expires it only reverts to 0.61% above bank base rates.

    Tomorrow my mortgage might go below £1,000 for a loan of over £1/4m which is quite something.

    I have this one too. Do you know it has no collar/ floor which means it can go all the way down to 0.39%
