    Both houses were valued above £200K in August/September last year - I personally thought my own was slightly too high at £225K, and I was right but did not stick to my guns:mad: . If I just sit and wait I could be looking at £100K each within two or three years: but the people above me will be in the same boat - so I do not see it as a "loss" if you see what I mean.:D

    Surely at least 10% off asking is an absolute given as a first offer?

    I am told that that is the least people are asking for off - and that there are those who are looking for a minimum of 25% off, especially where they have cash in hand:o

    I don't think I would be any seller's dream, all the time I am not in a position to buy! :rotfl:

    I quite agree that a first offer of 90% of asking price is as good a place as any to start. My point is that when that 10% is £55,000, it is a hell of a lot of money to expect the seller to wave goodbye to when they are asking it. I wouldn't truly expect a seller to accept my first offer. I just figure it makes sense for a seller to open negotiations with an asking price somewhere in the region of the price they will accept.

    Maybe I just think that £70,000 is a huge amount of money to be playing about with!

    I'm just saying that it's all relative, 10k off a 100k house will feel the same to that person as 50k off a 500k house, I'm sure the seller of the higher house wouldn't wave you good bye.

    Hello PP,
    We're actually selling a 4 bed detached house, or trying to, as we want to relocate to the seaside. (ah) It's not going well for obvious reasons, but as a realist I can understand why this is and am doing as much as I can to get a buyer. If it doesn't happen then we won't be going anywhere very soon. You assume too much which is why you're making a fool of yourself on this thread.
    Talking the market down has as much effect as talking it up.;)

    Just read your post PP and it looks like I hit a raw nerve. Sorry for that.
