what price are people looking at?

What price bracket are people looking at? What you can afford to pay or the starting figure you then wish to discount?

Our prop. is currently on the market at £550,000.(offers invited) It was valued at £565,000 and £575,000 in early 06 before the last rise.If I remember correctly only three prop.in our post code have sold this year that are over 500K yet there are several on the market.

Would you market at this price or at what we would be willing to accept (£480,000) if we can still get the property we are after.Trouble is if we reduce it and still don't get a buyer and the one we are after is sold:eek: (as we did a while ago when we were trying to get another prop.which we then lost)

If we put it on at £480,000 , will people looking in this price bracket only be willing to pay say £450,000?

How do I get people to consider it ? Even though it is (just) in Derbyshire (2 miles)neighbours commute to Manchester,Stockport etc. and it has good direct train lines.

    There aren't many buyers around so you need to make sure that your house is the best priced in it's category (on Rightmove) so prospective buyers consider yours first. I think you need to expect buyers to look to knock 10% off the asking price at the moment. What prices have houses been selling at near you? Don't forget prices are falling 1.5% ish every month so selling prices earlier in the year aren't necessarily relevant now.

    Thanks for your opinion.So you think I would be best keeping the price at £550,000 so they can knock it down to £500k and allow a little extra each coming month, which will possibly bring it down to £480,000?

    It just seems that very few people have this amount of money to spend.
    My agent has said all along that reducing it will make no difference as there are not the people looking and the only ones that are selling are repossessions.

    It looks lovely - how old is the property - just out of interest. Its in a very quiet area isnt it. Is your agent advertising in the city newspapers? I remember when we lived in the country we said to our agent there was no point advertising in the little local paper as everyone knew the place was for sale anyway. You need to reach people who are thinking of getting out of the city into a bit of rural peace. We advertised ourselves in the end - and sold the place, but that was in different market conditions.
  • i reckon your looking at about 400,000 before you even get someone through the door, its a lovely house but the way the market is, its dead, your looking at prices from about 2003 and they were about 395,000 then.

    And i think 400,000 would be optomistic, especially as its only 3 bed roomed.

    I'm not a potential buyer. That's more money than I have earnt in my whole life to date and will ever earn even if I had never and never will spend a penny of it!

    It is lovely inside though.

    City newspapers might be worth a try- thanks. We believe it was originally built in 1923.We gutted it in 1992-3

    Thanks for your thoughts.We have had a few coming through the door and two couples wanting it but both have not sold there own. Round here properties on estates get more than that!

    If it was the case, we would have to wait until things improve, particularly when we are moving out of choice.
  • You've been on the market since January 08. How many viewers have you had through the door? It does look a lovely house in a fantastic location and very tastefully decorated! The only drawback is the price......ouch!
