Boiler Packed Up

Don't know if this is the right section....but......

The other night, I was awoken by my flatmate. The Electric had gone out for no apparent reason.

I worked out, after playing with the electric box, that the Immersion was the problem, but after a while, it let me turn it back on.

The water was not as hot as it usually is and I realised there was a problem, but being so busy, put up with it.

Now tonight, the hot water is no longer working.

I guess my question is, as a tenant of a housing association (formerly a council) is it my problem or is it their duty to come out and fix it?

I cannot find my tenancy agreement.

If it's my problem, how much are we talking? :(

    Thanks, my flatmates brother is a plumber, might ask him to take a look first.

    Not too bad a price if that's the problem, would be delighted it's that little.
  • It's their problem - you should have a handbook with all the callout numbers in it for repairs/problems, or it may just be one callout number. It should be a 7/52 service and the book will give you the 'duty' hours for phoning in repairs. You won't be a priority if you have no children but they'll still fix your problem pretty quickly but they will probably want to do it during daytime working hours. If you can't find the handbook check in your local phone book for the HA phone number. Hope this helps.

    I have the number, plus I can report the problem online. Flatmate is asking her brother first to see if he knows what is the problem.

    I hope it's the element, not a major boiler breakdown.

    when i was a tenant of a housing association they came out once a yr to service the boiler and if it ever went wrong i had a number to call and sort it out....

    but please be aware if you let anyone else tinker with it they will probably tell you they caused the problem and you will be landed with a bill so be careful ..

    They've not looked at it in 11 years :( I doubt they can even remember what bits are on it anyway.

    if your a tenant of anykind and you have gas appliances they should be looked at yearly.. if they not doing this then im sure they must be breaking some kind of law.. the build up of carbon can happen if boilers not serviced.. would get some info on this from the C.A.B then go and show the landlords what you find out..

  • You are actually referring to your hot water cylinder, not a boiler so there is no obligation for a landlord to have it checked anually as it is not a gas appliance. If you use the immersion heater daily it may be worth spending a little more when replacing it by specifying an alloy one, or even a titanium sheathed one, as opposed to a cheap copper one, it will last longer.
