If I wanted a 3-bed house within 1/4 of a mile of yours, there is a choice of five including yours. Three are competition for you. Yours is the most expensive so I'd see yours last. You need to be the best value for a house of your type in your area.

Looking at your competition wtihin 1/4 of a mile, it would indicate that you'd need to reduce your price to £92-93k at least.

A Buy It Quick company wouldn't offer you more than £60k probably, so your only route is to ensure your house is THE best house for the price you are asking.

As others have said, the colours you've got it decorated will deter some people from viewing. If you could quickly paint over in magnolia and freshen it up it would be more appealing. Also, the garden is probably south-facing - you need to point this out (if true) and get another photo of the garden when it's lovely and sunny.
  • Hi,

Thankyou for all your comments, yes i do like pink! lol

Downstairs the whole house is cream/magnolia, only bedrooms that are pale pink and pale mauve but i take your point! My last house was more pink than that! lol lol

In reply to your comments ...GDB -

House sold for 30k previously, this was before house prices went mad and at that point house needed dglazing ch etc etc. (in fact i think it was missing windows completely)

Yes it was me that bought at 84k.

Number 14 sold for 67k but is only 2 bedroomed, with much smaller front (so less parking) and rear gardens, only one reception room, no hall and needed new kitchen and bathroom. Other near by recent sales have been either thru auction or thru quick sale cos. (eg Number 8 sold for 64k)

I have been offered 63k (after valuation by buyer), 65k based on internet enquiries and a market value of 85k being put on it from another company and 68k subject to a valuation.

    Again thanks for everyones input.

Hi again, Helen. I think you have an idea of what is available from a quick-sale company then, and I am pleasantly chuffed that my £60k figure was not too far off the mark, considering that I estimated it without getting up from my desk hundreds of miles from your house! I wouldn't deal with any of the companies that require an up-front valuation fee.

Most quick-sale companies will simply buy it from you and sell it in the next auction. Their aim is to offer sufficiently far below the auction price to cover their costs and make a profit.

Quite frankly, if you are prepared to accept a figure as low as that, I would tell your estate agent. It is quite possible that there are local buyers who would move really quickly if the property were offered to them at say £70k.
No reliance should be placed on the above! Absolutely none, do you hear?
  • Thanks again for everyones comments!

GDB - Estate agent is ringing round as we speak doing that - no one interested as yet tho.

How rude of you to quote my post and accuse me of sales pitching

If i was plugging the company i work for i would have posted it. If you took the time to look you'd see i never usually post in the part of the forums but i sent the OP a PM telling her to try a colleague of mine who may buy her house.

It makes no odds to me whether she choses to contact him or not, i get nothing out of it i was tryin to HELP.

    I'm offended beyond belief.
