Hi, Helen. Can I ask a couple of question, please?

I notice that the house sold twice before: £84k in 2005 - I guess that's when you bought it. No. 14, two houses down from yours, sold for £67k in early 2006. I notice that your house has a nice extension, and it looks in good condition, but that's quite a difference. Any comments?

Also, yours sold in 2002 for £30k. Again, any comments?

Finally, assuming you get an offer of say £50k to £60k from a buy-it-quick company (or from somebody here who reckons they can "flip" your house), are you in a position to accept an offer as low as that?
No reliance should be placed on the above! Absolutely none, do you hear?

By the way, Helen, you may think I am being unkind with that £50,000. I do apologise if I have upset you, but I thought you need to know how the quick-sale companies work. These are the figures:

Indicative valuation of your house from Mouseprice.co.uk: £87,120 to £106,480

    Take the lower figure: £87,120

    Take 30% off that: £87,120 - £26,136 = £60,984

So, they will offer £50k to £60k
No reliance should be placed on the above! Absolutely none, do you hear?

In the current market they'll offer 30k.

Speak to the EA and ask what price people are looking to pay - whether they have anyone on their books.

I have only heard bad things about these companies. I have also read that some of them charge you for a 'survey' - in fact they just drive past and make sure it is where it is - and then make a ridiculously low offer. They don't care if you accept becase they ahve got your £400+ from the 'survey'. I would avoid them like the plague - even auction would be better as you can set a reserve.

Why do you need a quick sale? If it is financial, there may be people on MSE who can give some good advice. Good luck, anyway.

    Hi Helenamy123

Yes there are some bad apples in this business.

I'd suggest speaking with a national company and a local operator too. A local operator who knows you're area better a national company might be prepared to offer you a little more.

Check the back pages of the local rag for operators local to you.

Shop around, get as many offers as you can and whatever you do, do not pay for an upfront survey!

    Best of luck

On the plus side you’ll have the interesting experience of finding out what it is really worth. An auction is the purest possible way of finding out the right price for something. There’s no PR, no careful marketing, no estate agent lies or manipulations, no ‘staging’ and no waiting for the ‘right buyer.’ There’s just a man with a hammer and a room full of potential bidders. And the price one of them eventually pays? That’s the market price – the right price for that house given the prevailing market conditions. I wonder if the Battersea penthouse would get £5m if it went to auction.
