    I was just being honest when i gave my credit history, maybe when they did the search the CCj did not show up cos it was 7 yrs ago, the excellent credit score was on a joint mortgage for our residential property, partner is squeaky clean so maybe thats why. Like I said before when the lender did a search on me they reduced the interest rate to their current deal because at first they said due to the info i had given them they would have to charge a higher %.

    It could do, like it could do with any lender.

    Have you got an up to date copy of your credit file?

    Going direct to lenders without knowing the state of your credit file could harm your credit file further if there are numerous footprints registered against it over a short period of time

    If you have not defaulted on anything and that CCJ was years old then go to a high street lender who does BTL mortgages.

    If HSBC have done an agreement in principle for you and it has passed then I would go for that.

    thanks. ive just been scrutinising val report (bad copy hard to read) it says the same figures for estimated valuation in present condition and valuation after any essential repairs.

    It is not the norm - but you can give it a go on the basis the surveyor says it is suitable for ledning purposes but the lender refused.
