    Don't believe it. Premier and stevetodd cannot openly declare opposition to measures aimed at curbing bad landlords (for obvious reasons) but it is evident that they don't like it. They have to object by stealth and supression rather than showing direct opposition. It is comparable to GPs who scream blue murder about patient safety if someone tries to cut their salaries or increase their working hours.

    I can't imagine what improvement costs I would incurr as all my properties are in very good condition (in fact better than the house I live in), the last house I rented out is typical which I refurbished last winter when I installed a new fitted kitchen, decorated from top to bottom, replaced the boiler, laid a new 50' x 15' turfed lawn, relaid the patio and bought garden furniture, new laminate flooring thoughout (except stairs - new carpet and bathroom/kitchen - new lino), Very good qaulity furniture (ie new pine bedroom furniture (not self assembled rubbish), new leather sofas - 2 No, new 4 seater dining table and chairs etc etc). Plus numerous smaller improvements that would result in a ridicleous long list. The house is also maintained by British Gas for all electrical, central heating and plumbing issues who offer a 24 hour call out service.

    How many times do I have to say it I want licensing brought in, as long as it's not too expensive with duplication of fees as the present Scottish system has, not because I don't want to pay them, I won't be, ultimately fees will be passed on to the tenants so they will end up paying for it.

    Consider this, if I was a slum landlord which you are strongly intimating (and I strongly resent), would I really come on this site using my own name when any one of my current 14 tenants could stumble accross a posting of mine and comment, (not to mention what must around 100 ex tenants) I use my own name because I have nothing to hide!

    You seem to work on the asumption that a LL would make more profit from renting out property in 'poor condition' I would argue the opposite, my stance is that I will make more profit from renting out good quality well maintained properties. Don't just consider the higher rents but also the lesser rental voids, a property in poor condition I am sure would have significant rental voids.

    Under the Housing Act 2004 all Councils will currently have mandatory licensing for HMOs, and some will also use Selective licensing.

    AFIAA Salford are only using it for specific areas and part of that is to do with ASB - it's not intended to be citywide An interesting part is that as part of the licensing LLs *must* take references from all tenants detailing their last 3 tenancies - see here so on the face of it it seems to be as much about addressing the problems caused by "bad" tenants as it is about "bad" LLs

    Database building all around us, LL& T alike....;)

    Salford do however have a good voluntary LL accreditation scheme (as do many other Councils) with specific incentives such as cheaper LL insurance, linked discounts at builders yards & access to specific training etc, and the local TROs etc will always advise people to use accredited LLs.

    Why don't we have a bet on this, we can deposit the money with Martin (I assume everyone on this site would trust Martin). We can then together visit the properties, interview my tenants, take photos of the properties and post them on this site along with the tenant's comments and ask to Martin to decide whether my properties are well above the standard of rented properties and are being well maintained I am confident that any reasonable man would agree that they are.

    Let me know how much you want to stake? But please make it at least £4,000 otherwise it's a lot of effort for nothing. I will donate quarter of my winnings to the dogs trust and another quarter to a charity of Martin's choice.

    They seem to want to make LLs more responsible to the area they have bought a BTL in. Instead of bad LLs renting to anyone, just so long as they get the rent.
    RENTING? Have you checked to see that your landlord has permission from their mortgage lender to rent the property? If not, you could be thrown out with very little notice.
