Specific history on a property is extremely good info, IF you are interested in that property.
It can give a guideline to other similar properties in that street / area BUT it is only a guideline and not necessarily fact as it depends on the condition of the property and whether the seller is distressed or not.:wall:

Again, on a main road, next to loads of shops (loads of kebab shops just on that stretch)..
just one, and not really close ..
some 2bed flats on the opposite side of the road easily fetch 300K+ even in this climate despite being in the same location

Well if you don't do the legwork it is pointless (because you can fit anything in)

NB Just seen your most recent post - who'd pay 300K for a flat on London Road! And there are I think 4 kebab shops and 2 pizza deliveries on London Road - I suppose it depends what you call 'that stretch'.0 -

Both sold the second one is not on LR but I know the price as it is mine.;)
(new build, say most probably 100 meters away from each other but same road identicle houses)
