Sounds like an awful situation to be in.
Just wanted to add that, rather than paying for a solicitor, if your uni has a law school you may be able to get free legal support from there. We used our local uni when we were in dispute with a letting agent. The case was worked by 3rd/4th year law students who were closely supervised by someone qualified.0 -
HMO properties do not have council tax bills - usually they are L/L responsibility to pay and incl in rent. Only if all tenants share one tenancy - not having individual tenancies - i.e bedsit - then Disregards and CTB will be applied accordingly.
If it is one tenacy surely this will need to be rewritten and all parties sign the agreement. Something is a bit weird about moving in strangers to an already occupied address.
I would be going garrety at the EA!!!
Contact the legal owner as it sounds like the damage could invalidate the insurance.
I empathise - I shared a flat with someone quite petty - went away for a bit and forgot to put 50P in lec meter - come back and found my fridge unplugged all food ruined and did not have a pot to piddle in to replace it all. Turned out she had microwave, fridge freezer, TV, Hifi and expected me to pay for the running of the equipment, told me to go out in a moments notice so she could have a party and not in a polite way - won't disclose what I did in revenge!!! But she deserved it!!!
