Trying to do a deal on a new build, our offer refused, how should we respond ?

    That`s 17% over the next TWO years if they turn out to be correct.

    We've been offered a £299,995 new-build 4 bed 3 floor semi for £250k with carpets and white goods and 5k towards the deposit as we only have 20k. It's almost finished and we would have to move in around xmas.
    Seemed like a good deal to us and we almost reserved but backed out at the last minute. We had just discovered that my wife is pregnant and got a bit worried about paying the fees and not having any money left to prepare for the baby but after doing some more sums we can still afford it and we really want it but the discount, although appears to be good,is only 16%.
    When I spoke to the sales advisor to inform them of our situation I did ask them to keep us on their books as we would start looking again in the spring once we have saved up some extra cash for when the baby is due. That was nearly 3 weeks ago and we haven't heard anything which makes me fear that they have taken us at our word and taken us off their books.
    Should we approach them and ask for a bigger discount and if so how much?

    The developers are George Wimpey and the site is located in Bracknell, South East England.

    i made an offer with persimmon in apr, still not sold,still at same price,they still have not contacted me and it was only 20000 under full asking.
    Debt free. March 2020
    Mortgage free-August 2021
    Planned retirement date- 19/5/2026
    £29500 saved. Target £420000(19/05/2026)

    Anecdotal, but here we go. I've been looking at quite a few new builds recently in London. I saw a development about 6 months ago. 1 bed flats were going for £260k, two beds for £359,000. There are 11 flats there.The 1 bed i looked at went for £230,000 recently. A few of the remaining 1 beds they couldn't sell and are now being rented out.

    More astonishing was the two beds. Two of the three units went back on the market a few weeks ago for £260,000, i'm assming now sold as they're not on websites anymore. Obviously overpriced to begin with, but still a huge drop. Wouldn't want to be the chumps who bought the other two bed 6 months ago, or whoever paid £450k for the 'penthouse'.

    Just an example of the value drops round here on new builds.

    Another new development a few roads down has the two beds at 260k now as well, 1 beds at 230k.

    RoxieW how is it going? New Build I am after started life at £220 and was on an incentive scheme at £168 pay the balance in 10 years interest free. Small cul-d-sac with 30 properties only 3 appear to be occupied, I have had my eye on one particular house for nearly 9 months and first viewed it 6 months ago. I was told holding deposits taken on most the the houses? Called in about 3 months ago and was asked to put in a "silly offer" so I did................£150 cash! they did'nt laugh me out of the office but came back straightaway with £175 - walked away. They rang me to see if I had reconsidered my offer aafter about 3 weeks and I offered another 5. not heard a word for weeks and then received a call telling me the property was still available and wanted me to know about the new incentive which is agree a price and if you sell within three years and do not realise the price you paid the developer they will refund the difference! I said I am more than happy to go ahead at the final price I offered unfortunately, they have not called me back yet,.I was going to offer £165 originally and work from there as it is 4 bedrooms,detached,double garage,conservatory and absolutely gorgeous in every respect , I am so pleased I did not get too excited and held back - It may be true that all good things come to those that wait.
