Trying to do a deal on a new build, our offer refused, how should we respond ?

  • do u have a link to the new build advertisement for that particular site. once the location is know people might be able to give their opinions on what they would offer or consider an ok offer for that type of house.

    looking at ur (the OP) posts on this thread it looks like u r very keen on the house, something that the seller would have easily picked up on and mostlikely will be holding out for u to up ur offer.

    Six weeks ago I offered £140k on a Barrat`s new build that was priced at £180k.
    I was laughed at by the sales rep but I told him to consult with his area manager,who also had a good laugh.
    My offer has now been accepted.

    BUT, I have now told them that my offer was made SIX weeks ago and things have got a whole lot worse since then,so my revised offer is now £130k.
    I await developements.

    Be brave and call their bluff.
    They have ripped people off big time over the last eight years and now the boot is on the other foot.

    well done above - am hoping for a similar outcome. Seen a house reduced from £240K to £200K. However, without us even opening our mouths the price had dropped to £185K within minutes. This was their 'amazing deal' lol. Well it'll have to get a lot more amazing. I'll be offering 30% less so £140K.

    Thank you Thank You Thank You Everyone for your replies / advice and sharing your experiences etc

    We made our offer on 13th Oct but had worried they may have forgotten us and patience isn't my strong point lol

    Our offer was referred to area manager who also refused it but as you guys say they probably have picked up on the fact that we liked the property and may presume we will come back soon with a higher offer.

    We really do like the property but that said arent desperate either so if it goes, then so be it, we will be disappointed, but hey we will get over it lol !!

    General advice seems to be to sit, wait and hope lol,

    Cheers again everyone, fingers and toes crossed and bum on seat waiting......................and waiting !! :)

    Theres no way they will forget you, i bet your on the top of the list, your probably the only one on the list.

    I have been looking at a new build flat - sold for £265k 18 months ago and now on the market at £217k.
  • i'd say "tell them to take their free carpet and shove it" but other people have made far more constructive comments. just wait it out, they have their backs to the wall at the moment so you have the upper hand....

    maybe call them up after Halifax produce their price report and reduce your offer by the average of Halfiax's and Nationwides

    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    Although I don`t gamble I was interested to note that a certain "spread betting" firm,which uses the Halifax monthly house price figures,has the current average at £159k and has December 2010 at £131k.

    Of course these figures are only "guesses" about what "experts" predict but there`s no doubt about the general trend
    DOWN.

    The builders themselves know that they`re in for a long, tough time (well overdue in my opinion) and are desperate for sales,just to get rid of the half-built ones.

    They`ve just had eight years of massive rip off the public profits and now they`re squealing they`re going bust,well go BUST.

    So thats what, 18% down this time next year?

    Cant work this out really as Ive seen some drops of c50k (c25%) on a new build house - wont drops that massive skew the market drastically?
