    My only wory is that despite it having fairly recent double glazing their is mould/damp around the edges of window frames. Is this anything to be worried about and how much would it cost to fix?

    It depends which windows you mean. On houses of this type, the bay is usually a single skin, which means the bay's inner wall gets colder than the rest of the room and condensation can occur, leading to mould forming, especially behind curtains & furniture. However you should check that the rest of the house is of proper cavity wall construction, as some were built as solid walls until as late as the 1950s. I would get a builder to look, or use it as an extra bargaining lever if you get to survey stage and find something amiss.

    IMO the house you like is superior to the others shown here, despite their obvious appeal in needing a lot less done to them. Even though it is on a busier road, it is well set-back, and you get much more space around you with these older houses. However, bearing in mind what needs doing, it's sensible to make price the main issue.
  • If the agent is showing you the house, casually ask him/her just how keen the daughter is to sell at the moment. Sometimes agents give away an awful lot of information in a bid to get a sale and earn some commission.

    You'll lose nothing by asking and may just get an indication of how much the family are willing to accept. Don't pay more than you have to.

    So we viewed again last night - with a critical eye this time and still liked it. Think my reservation with window frames was unfounded as its mould not damp - the house hasnt been lived in for several months so probably had no ventilation. Anyway , offer is going to go in this morning for 117,500k. Wish me luck!:rolleyes:

    Good luck. Even if that is a perfectly acceptable price to them, human nature says they'll come back with a counter offer. Say no, tell them in consideration of all the work needed, yours is a full and final offer (see if you can find another similar priced house you can tell the agent you're also looking at).

    Even if they came back with £118,750, try to imagine what £1,000 (that's ONE THOUSAND POUNDS) looks like in the run up to Christmas. Stand firm, you're in a good position!
