    Yes, a beautiful house and a garage - wow. In my area, you wouldnt get a one bed flat for that (Norfolk). I think it would be a shame to lose that one :)

    That is a really nice house, good luck and go in with cheeky offers. You never know, you may get lucky.

    Ignore how far they have come down previously because it's irrelevant, it was obviously priced way too high. Just go in with 100-110 as suggested and see what happens.

  • Yes I happen to really like it which is why I'm tempted to offer the 120k. I noticed doing some research last night that a semi on the street sold for 148k. They have already come down 20k - or might go in at 115k? I think it just depends what the builder says with how much money needs spending on it. You get much more value for money in mansfield compared to Nottingham! Come and live up here!

    With the vendors on since June, and things like the ending of 6 months cheap Council Tax, the onset of winter and the inevitable fall off of viewings, all weighing on their minds, you should have 'motivated' sellers. All the bad news in the last few weeks has been helpful to your cause as well.

    The only fly in the ointment is that the 'daughter' may have brothers/sisters and sales like this are notorious for family members differing in their views and arguing. That doesn't necessarily apply though. While the house just sits there it loses the beneficiaries money. I've been there & know how it feels as the bills roll in,; insurance, gas, electric, water too, if they're unlucky.

    It's a great first buy. Where I live, you could double their 'bottom line' price and get an instant sale, but we have lots of lovely student houses in our town.

    Hope you get it.
  • Just to update you all - viewing again tomorrow with a more critical eye this time! My thinking is to go in at 117.5k (only comparison I have to sold prices on street is 147k for similar semi which was 'done' last year.) Have just about costed most things up - rewire 2kish, kitchen and building work at back 10kish, bathroom 3k, plastering 2k. My only wory is that despite it having fairly recent double glazing their is mould/damp around the edges of window frames. Is this anything to be worried about and how much would it cost to fix?

    120k for a semi that is not far from Sutton in Ashfield is way over priced. Last semis around the one you are looking at are mostly 96-99k. The 148k one is an oddity.

    Have a quick look at these and see how they compare to the one you want.

    100k, needs no work but looks former local authority.

  • Hi teabelly I take your point as had not seen the house for your first link. However, looking at 3 semis in the immediate area on beck lane they are on at 135k, 130k ans 127k and these are on the main road. Will defo use this info tho about semis around the corner so big thanks x

    My house was for sale for 200k she reduced it after 6mths and we went to view it then it was 185k i fell in love with it and asked my hubby to put in offer for full asking so i didnt loose it he said he would offer less but i like you thought it was chekie so he said ok ill offer the full 185k but he offered 170k without telling me she refused so he said 175k is as far as we can go it need too much work she accepted the offer when he told me i was like how did you dare but i was so happy we had saved an extra 10k weve spend 20k so far on doing the place up but it goes to show you shy bairns get nowt as they say here in north east haha go for it put a low offer in the worst they can say is no then u can go up :) Good Luck

    The window frames may need resealing round the edges. Is there any damp anywhere else?
