Apparently we now need to legally have an EPC to be marketed?? And I still need to give them notice!
Yes, since October 1st. Apparently, Trading Standards could give the agent a bit of grief about this if they were selling without one. Whether they have time to check is another matter.
However, they should have arranged it for you, hopefully choosing someone half competent and, above all, cheap. My agent found me a very good chap who really impressed me with the care he took and his knowledge of the locality's buildings, all for £60. Believe me, I was not expecting to be impressed.
It was a waste of time though, (or at least I hope it was.) The day after I received it, I had an offer, and they never even looked at it!

The same thing just happened to us!
There was still a board outside the house but hadn't heard anything for over a month from the estate agents. OH rang to see what was going on as we knew we needed to alter the price to get any viewings. When we spoke to the office apparently we are no longer on the market with them even though the board was still outside. They told us some rubbish about the person that had been dealing with us had been sacked but who knows?
On a good note though before we have had chance to meet with the agents to discuss reducing the price they have got us a viewing tonight! Oh the irony, I just hope it's not another time waster!0 -

Then there will be no benefit to them to hold you to your notice period. If they agree to terminate early, ensure you get it in writing.0 -
