Advise on damage caused by tenants

We have rented for the last seven years, I never deal with the landlords direct and find it odd that anyone would want to, we have 3 cats if they ruin anything I will choke them then replace the item. My rent it paid on time and my landlord is a sucessfull man to busy working on his business to bother me directly, there is something not right with a full time landlord, you become part of THEIR lives, creepy if you ask me.
Letting agents don't ask questions such as the origional persons.0 -
I've been on the receiving end of dishonest lanlords and I don't think I could type what I think about them here without getting banned for life.
Don't screw people out of money if you were going to replace it soon anyway.

oh! laminate? that is very cheap huh? if i were you , i don't want to change it to laminate besides their cat is the reason why the floor damaged and they has a responsibilty with that coz they are the one who rent in your renting room.0

Have you checked your lease to see if you are allowed laminates in your property? Might not be relevant to your property but it's worth checking.0

If you have a landlord who has more than two properties. (This is easy to discover by just talking to them.) Then you will find they will actually run it as a business and are not interested in creeping around on you.
They also are wise to all the tricks tenants can play and know how to treat good tenants. They also don't take weeks to do simply repairs.I'm not cynical I'm realistic

I rent out and they all have laminate floors and are have been brilliant..although in my own home i like carpet.The fact that you were considering laminate floor is an indication that you are not happy anyway with the carpet.I would just rip it up and put new floors down for your next tenent .Your going to get your money back anyhow in rentals arnt you???and surely it would make it a more desirable let for future tenents???? JMO0
