    Wikipedia:
The number of UK Estate Agent offices operating in the UK, as of August 2007, is over 18,000 according to Home.co.uk.

I wonder how many Estate Agents offices in existence back in year 1999, or 2000, or 2001? Or even what number approximately .

No; house prices are unaffordable. I don't feel sorry for Estate Agents. If they could do their jobs properly they would be ordering all sellers on their books to slash their prices, and continue slashing them month-on-month until clients can show more interest and afford them.

Hope all you sneering lot have saved for a rainy day - the black clouds are gathering for everyone, not just estate agents.

Yes; the storm is coming. 11 years of easy credit and house prices near tripling under Labour.... and now you have to snog the consequences of that.

The only good Estate Agent is one with a P45

If you shake hands with one, make sure to count your fingers afterwards

How do you know an Estate Agent is lying, his/her lips are moving.

    Boom, boom

I feel sorry for them all they are doing is providing a service.
Do pepole on here hate builders, soliciters, sureyors, mortgage advisors, and anyone else to do with houses.
If people on here think people brought house's because estate agents made them pay the price are mad. People chose to buy houses by thinking for their selves.
If anything most EA's over tha last 7 years were lazy as most people just purchased without EA's chasing them or trying to sell to them.

How many people on here who moan abut estate agents are not going to use them to buy and sell property in the future?
See how much it costs to put your house in the paper for a few weeks.

    .
So do bailiffs, wheel-clampers,etc. but nobody likes them either. 'Providing a service' is no excuse for lying, thieving and cheating

When was the last time you were robbed, cheated, and lyed to by an EA?
I have never been they are generaly usless on info as they cannot comit to anything, how can they rob you?
    Are sellers not the robbers?
I think the same as anything else if you buy a car on what the sales peron sales you most probably desreve what you get.
It is a massive purchase and if you do not do your own reaserch and go on what an EA says or recomend people do deserve to lose there shirt as they are just very lazy people and should not be given the money to make such a decision.

I'm sorry you've just pointed out WHY EA's are hated.

They are there to provide a professional service and provide you (the buyer) with basic but vital information on the biggest most costly thing most of us will do with our lives......yet do not commit to anything!! and will tell either little porkie's or big lies to make you buy a propetry (that in reality you cannot afford)

Again they are suppose to be a professional service so thats exactly why I should rely on what one tells me??

And seeing as the seller is fed aload of rubbish about their house by again this so called professional then no i don't class the seller as the robber.....The EA says you should sell for this much (The Bank the buyer users actually dictates the cost of the property) yet when the property has been on for a year (as many are) that is absolute proof that they talk RUBBISH.

And they have the nerve to treat me like I'm an idiot because i've never owned a house......I've forgotten more than half of these people know!

A society no longer needs an EA I can quite easily find a house....prices in the area etc etc etc without one....and my solicitor will find out all the legal stuff for me.

Until people realise that all you pay an estate agent for is to put a picture up in a window (and this can cost you thousands), and give out made up info (I actually laugh at some of the house descriptions on RM do they think I don't have eyes) then they will continue to exist.

With the internet and the many websites out there now....they are no longer needed to either the seller or the buyer. And the proof of that are the people that sell without them!
If you find yourself in a fair fight, then you have failed to plan properly

I've only ever been wrong once! and that was when I thought I was wrong but I was right

Clearly you are not aware that EAs work for sellers not the buyers and they are governed by laws which dictates what wording they can use and what info they can give out.
If you had ever been a seller and used the services of an EA then you would understand that a valuation is given based on previous sales/similar property/sellers request.
Of course as the EA is working for the seller if the seller decides that they want to put it on the market for £x amount, then they are the sellers instructions. If the seller doesn't want to accept an offer lower than £x then they are the sellers instructions. Frustrating as they may be to you, that is how it works legally.

It's old news about internet based selling - it didn't work - buyers wanted leaflets and somewhere to walk into and sellers wanted somebody to act as the intermediary in dealing with potential buyers. However if the banks aren't/can't lend the money then there are going to be few people buying - whatever means available.

It wasn't too long ago that people were slating solicitors and conveyancers for the service they were providing but of course now they don't have the work because of the market. A lot of them are tied in with various EAs even if they don't advertise the fact.

Do I feel sorry for EAs? - of course - the more savvy ones will have taken their rewards from the last few years and saved. The others will now be working for less than the minimum wage. That pretty much covers most jobs.

If you have such a problem with EAs then don't engage in conversation. Book your viewing and waste the sellers time instead.

By the way what do the EA haters do for a job? Bet there's plenty of you who would fare just as badly.

Oh yes - they are hated. By those who also hate traffic wardens, double yellow lines, caravans, bankers, immigrants, politicians, immigrants, scroungers, etc.
If you're going to mention caravans then the rest of the list is unecessary.
    Happy chappy

Thanks Tom. I had also noticed that I put immigrants twice in that list, clearly in Clarkson overdrive when I wrote it.
