    Just an afterthought, the house is a real "country" type property but situated on an A road. Is it a busy road? Could that be another factor putting people off?

    Just to say that I know how you feel. We sold our country cottage in September after 21 months. We had to move up North, so were paying rent and mortgage during that time. I have to say that when you are selling a 'niche' property, then this can happen - as your market is narrowed, and it is still a buyers market. Echo what others say - look at what else is selling - https://www.houseprices.co.uk will tell you. A drop of £10k won't interest anyone with the price your house is on. It has to be significant to be worth it.
    I haven't read entire thread, so not sure of your circumstances - do you have to sell now? May be best if you can to take it off the market and wait, although I know this is not always possible. I know that buyers study the market (well most of them anyway!), and will know if your house has been on a while.
    In hindsight, we would have dropped the price of our house big style at the beginning, which I know is easier said than done. What happened to us was unusual, but you have to seriously consider your price - if it was the 'right price' it would probably have gone by now.... times have changed!

    Anyway, best of luck... I hope you get rid soon (and remember. 'cos its a buyers market you may be able to recoup some of what you have 'lost') ;)

    If you really must sell then one more suggestion. Put it up for auction with a "top end of the market" estate agent, preferably a national chain who regularly auction quality property. Aim to sell it about March or April next year, though they should advise about that anyway.

    12 months on the market & not sold usually points to one thing- its over priced. Get some other agents in to give their opinion. How is the agent marketing the property? What advertising etc have you received? It may be worth getting a new photo of the front of the property, blue skies and leaves on trees at this time of year show straight away that a property has been on the market foe some time. If you can give the impression of the property being a recent instruction it can lead to many new enquiries, just make sure a new one is taken in the spring if still for sale.

    I definitely agree with the comments about Right Move.

    It is the main source that buyers use. I am relocating and wasn't aware of any of the agents in my new area so I relied on Right Move.

    Also, it does seem an awful lot of money for a 3 bedroom property. If the price was right, it would sell.

    I looked at some barn conversions. They are far less fashionable than they used to be yet the owners all want to seem to price them in the higher brackets. A lot of them have been on the market for some time too. For this reason I quickly decided not to view any more barn conversions.

    Your house is indeed beautiful, and at the right price it should sell quickly, you might even create enough interest to get buyers bidding over one another if the initial price is good enough.
