    There must be some reason why its not selling. Is it in a bad area, opposite a pub, next to a chip shop? Noisy neighbours or do you have a dog which you have got used to the smell of?

    Have to agree about the price/size problem. It's too much for a three bedroom property, you would only get that in a booming market. Though it has great character, looks very attractive. Bring the price down (quite a bit I'm afraid), put it on Rightmove and you will probably move it.Or, if it's not urgent, wait for a while. And I agree, get the particulars improved.
    Trying to keep it simple...;)

    I agree about the pond. Twice you've mentioned people saying they didn't like it and I'll be honest I'm wary of ponds with small kids even if mine are quite sensible around water, doesn't mean their small friends or relatives will be. Fencing off sound like a good idea so the option is open to keep the pond there, or offering to have it filled in/drained if someone says I'd have it if it wasn't for the pond.

    I agree. I forgot about that point. Rightmove is almost like a defacto standard now if your selling a house. Given you've been on the market for so long, I'd look for a new agent who does advertise on Rightmove. You can then give your existing EA warning that your gonna move which may encourage them to put a little more effort in.

    Personally, I think the pond thing isn't a big issue. Lets be honest, if someone LOVED the house, a pond is not going to be a dealbreaker. They'd fence it off themselves or better still, teach their kids not to flipping jump into it! I think people are using it as an excuse.

    You tell the ambulance men you told them not to do it, whilst they give mouth to mouth:rolleyes: . If people are using it as an excuse even more the reason to say- I am willing for the pond to be fenced off/filled in if it is required. Heck if I really wanted to sell a property and at least one person had mentioned the pond being a problem I'd have offered to rectify it for them if I wanted to sell.

    Yes, if you are selling an almost £500K house then what's the few hundred it would cost to fill it in or fence it?

    I totally agree!

    I read the description of the kitchen units... 'Hand painted units'. If I got some melamine paint and a roller brush I too could have hand painted kitchen units.
    Maybe expensive designer kitchens are 'hand painted' and someone in the market for a house in this price bracket would know this but to me, 'hand painted units' meant The House Doctor had given them a lick of paint!

    dont know anything about your market...my initial thought was as others have said...only 3 bedrooms?

    have you thought about taking it off the market and relaunching it in new year?
    I know I used to discount houses which had been on the market for a while ..as something must be wrong because it hasnt sold.

    You tell them not to. I have 4 kids, the youngest of which is now 4. I can trust each and everyone not to jump into a pond.

    You can't fence everything off in the world! When we were kids, if I fell into a pond, my parents would have told me off for being stupid and getting wet. They would not be looking at fencing it off!
