That's an argument that I find quite difficult. If you end up paying £50k more than you need to, then that's £50k more mortgage, which typically translates into having to earn an extra £150k. So, whilst it's a home, you want to buy wisely, too.

Of course, I am not one for paying over the odds for things, i've done some groundwork and checked historically where prices have been and where they are at etc to structure what I feel is an offer I am comfortable with. I simply dont want to lose out if things carry on the way they are.
I can't live with a consistenly pessimistic thought train although with things the way they are one can't help it. I think from the bloated price (still advertised online) of £380,000 down to £295,000 or £286,500 if I take into account the stamp duty being paid is not tooo bad a price. Especially with the other developers holding their prices as it will push people towards the Bryant development.
The main things to consider or follow up with them are the timelines etc which have been raised on this thread that I forgot to account for and ask which has been helpful and also holding off on the exchange for as long as I can.SouthCoast wrote: »Bryant are owned by Taylor Wimpey.

re reading it, they are restructuring their debt and will include European Bond holders in the deal in as they feel their is risk of Taylor Wimpey defaulting on credit obligations.
If they do default however this may not trigger a credit event on the entity and buisness continues as normal..im sure this is something they would look at before reaching an agreement if they feel they will breach this in 12 months time

Whatever discount you get/have got, probably won't be enough to ensure you did'nt pay over the odd's in hindsight in the current climate.0 -

It's worth checking with your solicitor what happens if Wimpey go bust before your house is built. Unfortunately, you may find yourself still bound contractually, so your 10% deposit is tied up and you have to hang around waiting to see which housing association buys the estate from the receivers. This is a particularly difficult time to be buying off-plan IMHO.No reliance should be placed on the above! Absolutely none, do you hear?0 -

We almost bought off plan with our last house. Huge develpoment, but only five houses of the design we liked, four were already lived in so one more to be built. Luckily, one of the houses, two doors down from the showhome, came on the market so we bought that (six moths old, garden and snagging all done).
But, the off plan house we were told would be complete in September (this was March). The showhome lady sold the off-plan one and asked if we would let her show the buyers around ours, which we did. They then came back with their kids to show them so we got to know them.
Not only did their house not get finished until July the following year (site manager decided to stop where he was and start building from the other end of the road), but the position had altered slightly from the site plan, in turn giving them a much much smaller garden than indicated on the plan. They also had a tandem garage with what certainly looked like three car parking on the drive, but on completion they could only just get two at a push because of the change in house position.
There was nothing they could do about it because the plans are, only an indication of what's to be built.0 -
I take it it's NOT Arbury Park because that doesn't seem convenient for trains or Addenbrookes. But are you aware that 2 of the building companies have actually stopped work on Arbury Park? Are you sure that won't happen to yours?0
