12k is a hell of a lot for a 4bed house! I paid ~£2,500 a couple of years ago for a 3bed house not including doors but that did include cutting a hole in a wall for a brand new window. I initially went with coldseal after a recommendtion and gave them my deposit plus "insurance" money which wasn't used to insure so when they went bust I lost the deposit and the insurance. I would advise a local company, they will probably all buy their basic stuff from the same local glass/window manufacturer so there's likely to be little between them. Don't pay a deposit if you can avoid it, or pay that bit on credit card if they will let you.0
