    I would have expected it to come in closer to £5k than £10k. whats the break down on the costs between heating and electrics?

    Not sure...Our CH came in at £3000 (new boiler, 7 new rads, all associated pipework) not including the bathroom, but including all plumbing for the new kitchen. I think we got a good price, as the plumber is someone that my step-dad works with.

    We had a total re-wire, but I can't help you with that as we didn't have to pay for ours (step-dad is an electrician, lucky us!) But I think he'd normally charge in the region of £4000....

    £4000 for CH including all pipework, 11 radiators and the biggest combi we can get
    £3500 for complete rewire

    This is all bearing in mind that the house has 5 bedrooms(soon to be 4 an an en-suite), one attic room, 3 reception rooms 2 (will be 3) bathrooms and an outhouse (soon to be an office).

    Are they unreasonable quotes?

  • just a quick recap on my opening post (if anyone can remember me! :confused:)

    Had a final view of the property today with a builder (friend of the family) and his advice was, its a great price - go for it!

    Unfortunately, in the mean time a property developer (damn them!!) has made an offer of the asking price on the property - £90k. Im not going to be put off though, got a meeting with a mortgage broker in the morning to get my mortgage offer in principle, and will then go back with an offer myself - probably £92k or £94k.... its still good value at that price. Plus my builder said the work will cost less than i initially guessed. Bonus! :money:

    Didn't realise it was that big a house. And besides £7.5k is just as near to £5k and £10k so I was almost right with my expectations ;)

    Well done eveyone, your blogs are fantastic.

    We've just moved in to new house but our plans arent anywhere near as grand as some of yours. I need a house redecoration thread!! We're lucky that every room is pretty much how we want it so theres no major work. Other than the new bathroom we've just ordered. Buit we're doing things bit by bit so the suite will sit in the garage till we can afford to get someone in to fit it.

    Keep it up, its a great read.

    Spent today planning where the new walls are going to go... Builder coming tomorrow, and then I am ordering bathroom stuff!

    Let's hope the property developer has a ceiling price and that yours is just a bit more than his ;) . Hope you get it.
